How we estimate costs

Every number on AnyCoster is generated the same, transparent way — no guesswork per page and no hidden inputs. This page explains exactly how our ranges are built so you can judge how much to trust them for your own project.

1. National installed-cost baselines

For each project we maintain per-unit installed cost ranges (materials + labor) for the common material tiers — for example, 3-tab asphalt shingle, architectural shingle and standing-seam metal for roofing. These are 2026 U.S. national baselines expressed as a low–high band, because real projects always land in a range rather than at a single price. We currently cover 8 project types: roof replacement, siding replacement, deck building, fence installation, concrete patio & driveway, window replacement, interior painting, gutter replacement.

2. Regional cost adjustment

Labor and material prices vary widely by location. We apply a per-state cost index that reflects regional labor rates and cost of living, then — for major metros — a finer city-level adjustment on top of that. This is why the same roof costs materially more in California or Hawaii than in Alabama or Mississippi.

3. Your project size and material

The interactive calculator multiplies the localized per-unit range by the size you enter (square feet, linear feet, or number of windows) and the material tier you pick. The result is a planning range tailored to your inputs.

What these estimates are — and are not

  • They are ballpark planning ranges to help you budget and sanity-check a quote before you talk to a contractor.
  • They are not quotes or bids. Your actual price depends on your specific home, site conditions, current local material prices, and the individual contractor.
  • Uncommon conditions — steep roofs, hidden rot, difficult access, premium finishes, permits and disposal — can push a real project above the range.

Keeping it current

The AnyCosterResearch Team reviews the baseline rates and regional indices at least annually, and after major shifts in material prices. The “last updated” date above reflects the most recent review.
